ViewMyListing Terms & Conditions

These Terms & Conditions govern use of ViewMyListing.com and related services provided by Taro Systems, Inc. ("ViewMyListing," "VML," "we," "us," or "our"). By creating an account, purchasing a package, publishing a property, or otherwise using the service, you agree to these Terms.
1. ViewMyListing is a technology platform, not a real estate brokerage
ViewMyListing is a technology and marketing platform operated by Taro Systems, Inc. ViewMyListing and Taro Systems, Inc. are not acting as a real estate broker, real estate salesperson, attorney, title company, lender, appraiser, inspector, escrow agent, or representative of any buyer or seller.
ViewMyListing provides homeowners with software, marketing tools, property websites, media and virtual-staging tools, signage, communication tools, buyer inquiry tools, showing-request tools, document-management tools, offer-management tools, and other technology that homeowners may use to market and manage the sale of their own property.
ViewMyListing does not negotiate on behalf of buyers or sellers, determine or recommend whether an offer should be accepted or rejected, establish the value or asking price of a property, draft transaction-specific legal advice, or make decisions concerning a real estate transaction.
2. Homeowner responsibility
The homeowner remains solely responsible for the sale of the property, including the listing price, accuracy of property information and representations, required disclosures, lawful advertising, communications with prospective buyers, access to the property, showing decisions, negotiations, acceptance or rejection of offers, contracts, compliance with applicable laws and regulations, and decisions concerning legal, tax, financing, title, inspection, escrow, and closing matters.
Users must review property information before publication and promptly correct information that is inaccurate, incomplete, misleading, or no longer current. ViewMyListing may require verification of property ownership or other information before activating or continuing a listing.
3. No legal, tax, financial, or professional advice
Information, checklists, forms, templates, automated communications, artificial-intelligence features, estimates, comparable-property information, and other materials provided through ViewMyListing are tools and general information only. They are not legal, tax, financial, appraisal, lending, inspection, or real-estate brokerage advice. Users should consult appropriately licensed professionals when professional advice or services are required.
4. MLS and third-party real estate services
When an MLS package or other licensed real-estate service is offered, the MLS entry or licensed service is provided by an independent licensed real-estate broker or other authorized third party, not by Taro Systems, Inc. or ViewMyListing. Participation may require separate agreements, disclosures, eligibility requirements, listing rules, or terms imposed by the applicable broker, MLS, or third-party service.
Distribution of property information to third-party websites, search portals, MLS systems, mapping services, domain registrars, communications providers, identity-verification providers, payment processors, or other services is subject to those providers' availability, policies, processing times, and technical systems. ViewMyListing does not control and cannot guarantee how or when a third party displays, modifies, indexes, distributes, suspends, or removes information.
5. Packages, payments, fulfillment, and NO REFUNDS
Package prices, included features, optional services, sign fulfillment, domain services, MLS services, AI credits, identity-verification services, and other charges are displayed at the time of purchase and may change for future purchases. Unless expressly stated otherwise at checkout, fees pay for access to and fulfillment of the selected services and do not guarantee that a property will sell, receive inquiries, receive an offer, achieve a particular sale price, or sell within a particular period.
ALL PACKAGE PURCHASES ARE FINAL AND NON-REFUNDABLE. Because ViewMyListing provides digital services and begins providing account access, property setup, technology resources, digital tools, and fulfillment services upon purchase, ViewMyListing does not provide refunds, credits, or cancellations after purchase, except where a refund is required by applicable law. A homeowner's decision not to use, complete, publish, or continue a listing does not create a right to a refund. Failure to sell a property, receive inquiries, receive showings or offers, obtain a desired price, or achieve any particular result does not create a right to a refund.
Real-estate commissions and buyer-broker compensation are negotiable. Any savings examples, calculators, comparisons, or estimates displayed by ViewMyListing are illustrative and may not include every cost associated with selling, financing, transferring, or closing a property.
6. No guarantee of sale or results
ViewMyListing does not guarantee buyer interest, traffic, inquiries, showings, offers, financing, property value, closing, MLS or third-party placement, search-engine ranking, or any particular financial result. Real estate transactions depend on factors outside ViewMyListing's control, including market conditions, property condition, pricing, seller decisions, buyer decisions, financing, inspections, title matters, third-party systems, and applicable laws.
7. Buyer inquiries, showing requests, and verification
ViewMyListing may provide tools for buyer inquiries, showing requests, buyer-readiness information, identity verification, communications, and scheduling. These tools assist homeowners but do not guarantee the identity, intentions, financial capacity, honesty, safety, or conduct of any person. Verification results and buyer-provided information may be incomplete, inaccurate, unavailable, or subject to third-party limitations.
Homeowners remain responsible for deciding whether, when, and under what conditions to communicate with a prospective buyer or permit access to a property. Users should use appropriate personal-safety and property-security precautions for all in-person interactions and showings.
8. AI and virtual staging
AI and virtual-staging tools are intended to assist with property presentation and information. Users must not use these tools to conceal known defects, falsify material facts, or materially misrepresent permanent property characteristics. Images that have been materially altered or staged must remain identified as virtually staged when required by ViewMyListing, an MLS, a third-party service, or applicable law.
AI-generated content may contain errors. The homeowner is responsible for reviewing and approving AI-generated descriptions, images, estimates, suggestions, and other content before relying on or publishing it.
9. Communications and SMS
When a user affirmatively opts in or requests a communication, ViewMyListing and its communications providers may send account, listing, buyer-inquiry, property-information, showing, service-status, security, and related transactional SMS messages or emails. Message frequency varies. Message and data rates may apply. Consent to marketing messages is not a condition of purchase. Where applicable, reply STOP to opt out and HELP for help. Marketing messages, if offered, require the consent appropriate to that use.
Users are responsible for providing accurate contact information and for having authority to provide any phone number or email address submitted to the service.
10. User content and property information
Users retain ownership of property photographs, descriptions, documents, and other content they submit, subject to the rights necessary for ViewMyListing to host, process, reproduce, resize, display, transmit, distribute, and otherwise use that content to provide the purchased services. Users represent that they own or have permission to use and publish all submitted content and that doing so does not violate another person's rights.
11. Prohibited use
Users may not falsely claim property ownership or authority, impersonate another person, publish knowingly false or unlawful information, discriminate unlawfully, upload infringing or malicious material, use the service for fraud or harassment, interfere with the service, circumvent security controls, attempt to access another user's private information, misuse buyer information, or use ViewMyListing to mislead prospective buyers or sellers.
We may suspend, restrict, or terminate access when reasonably necessary to protect users, the platform, third parties, or legal compliance.
12. Service availability and third-party systems
ViewMyListing depends on internet, hosting, cloud, payment, telecommunications, messaging, mapping, AI, data, storage, identity-verification, domain, MLS, and other third-party systems. We work to maintain reliable service but do not warrant uninterrupted, error-free, or continuously available operation. Features may be modified, temporarily unavailable, or discontinued when reasonably necessary for security, compliance, maintenance, provider changes, or product development.
13. Disclaimer of warranties
To the fullest extent permitted by law, ViewMyListing and its services are provided on an "as is" and "as available" basis. Taro Systems, Inc. disclaims warranties not expressly stated in these Terms, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.
14. Limitation of liability
To the fullest extent permitted by law, Taro Systems, Inc., ViewMyListing, and their officers, employees, contractors, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits, lost opportunities, loss of data, loss of goodwill, property-sale outcomes, or losses arising from negotiations or transactions between users and third parties.
To the fullest extent permitted by law, the aggregate liability of Taro Systems, Inc. arising out of or relating to the service or these Terms will not exceed the amount the user paid to ViewMyListing for the service giving rise to the claim during the twelve months preceding the event giving rise to the claim. This limitation does not apply where applicable law prohibits such a limitation.
15. Indemnification
To the fullest extent permitted by law, users agree to defend, indemnify, and hold harmless Taro Systems, Inc., ViewMyListing, and their officers, employees, contractors, and affiliates from third-party claims, damages, liabilities, costs, and reasonable attorneys' fees arising from the user's property information, representations, content, conduct, violation of these Terms, violation of law, infringement of another person's rights, or the user's real-estate transaction, except to the extent caused by conduct for which indemnification cannot lawfully be required.
16. Intellectual property
ViewMyListing software, branding, designs, workflows, documentation, and platform content supplied by Taro Systems, Inc. are owned by or licensed to Taro Systems, Inc. Except for the limited right to use the service as intended, these Terms do not transfer ownership of ViewMyListing intellectual property to users.
17. Governing law and venue
These Terms are governed by the laws of the State of Michigan, without regard to conflict-of-law principles, except where applicable law requires otherwise. To the fullest extent permitted by law, any lawsuit, action, or proceeding arising out of or relating to ViewMyListing, the services, a purchase, or these Terms must be brought exclusively in a state court located in Kent County, Michigan, or, where federal subject-matter jurisdiction exists, the United States District Court having jurisdiction over Kent County, Michigan. Each party consents to the personal jurisdiction of those courts and waives objections to venue or inconvenient forum, except where applicable law does not permit such waiver or exclusive venue.
18. Changes to these Terms
We may update these Terms as the service evolves or as required for legal, regulatory, security, or operational reasons. The current version will be posted on this page with its updated date. Material changes will be communicated when required by law.
